This lease is made subject to the conditions below, which the tenant undertakes to comply with on pain of all damages and interest, or even termination of this contract by the owner without the tenant being able to claim a reduction in rent.
The premises are rented as a temporary dwelling and for pleasure, excluding any professional, commercial or craft activity of any kind whatsoever.
The reservation will become effective once the tenant has accepted the general rental conditions and paid a deposit of 50% of the total price of the reservation.
The balance must be paid no later than 30 days before your arrival.
Arrival time is from 5 p.m. onwards, to give us the time we need to do the housework between two stays.
Departure is by 11 a.m. at the latest. A penalty of the amount of the night will be applied for any departure after this time.
Any other day may be considered as the day of arrival or departure, provided that this is stipulated on your booking.
The owner provides accommodation that is in good condition and complies with the description.
The premises are rented richly furnished with kitchen equipment, crockery, sheets, duvets, pillows, bathroom linen, SOTHYS toiletries and household products.
An inventory of fixtures and fittings will be drawn up on arrival and departure.
All the facilities are in working order and any complaint concerning them made more than 48 hours after you have taken possession of the property will not be accepted. After this period, the rented property will be considered to be free of damage on the tenant's arrival.
The tenant undertakes to insure against rental risks (fire, water damage). They should therefore check whether their home insurance policy includes a "holiday" extension or take out a special policy. Failure to take out insurance in the event of a claim will give rise to a claim for damages.
The tenant is obliged to notify the owner within 24 hours of any damage to the property.
If the number of tenants exceeds the maximum authorised capacity, the owner reserves the right to refuse tenants.
- Parents are entirely responsible for supervising their children.
- The owner declines all responsibility in the event of an accident.
- We ask you to be very careful with fire. Only charcoal is permitted for barbecuing. Please also be very careful with cigarettes outside the immediate vicinity of the buildings.
- For everyone's peace and quiet, we ask you to avoid making any noise between 10.30pm and 8am.
- The lessor will only be bound by the receipt of this duly signed copy, subject to having received a payment of 50% of the stay, by way of deposit.
The security deposit (1500 euros by cheque) will be returned as a general rule at the time of departure, after an inventory of fixtures and fittings has been carried out, less the total value at replacement cost of any broken, cracked, chipped or damaged objects, furniture or equipment and those that have suffered more than normal wear and tear for the duration of the rental period. Please note that our gîte is non-smoking. In the event of non-compliance, you will be invoiced for the cost of restoring the property.
Each party undertakes to comply with and respect the clauses of this contract. Each party accepts the general rental conditions. In the event of a disagreement, the parties undertake to do their utmost to resolve it amicably. Failing this, the court in the owner's place of residence will be competent to judge the facts.

Cancellation by the customer
All cancellations must be notified by telephone, e-mail or post.
Cancellation before the start of the holiday :
The deposit remains the property of the owner, who reserves the right to claim the balance of the price of the accommodation, depending on the date of cancellation.
If the cancellation is made less than 30 days before arrival: 100% of the stay is due.
No-show: 100% of the stay
If the tenant does not show up before 9 p.m. on the day scheduled for the start of the stay, this contract becomes null and void and the owner may dispose of the gîte.
The deposit remains the property of the owner, who reserves the right to claim the balance of the price of the accommodation.
In the event of a shortened stay, the price corresponding to the total cost of the accommodation will be retained in full by the owner. Only additional services not used will be refunded.
If you have to cancel your booking for any other personal, medical or other reason, the deposit paid will be retained by the owner and the usual cancellation conditions will apply.
You may also choose to postpone your stay for another period. The deposit will then be deducted from your next stay.
Conditions for changing dates :
Once your reservation has been made, it is no longer possible to change the dates of your booking.
Cancellation by the owner
If the owner cancels the holiday before the start of the holiday, he must inform the customer by telephone or e-mail at least 8 days before the start of the holiday.
The customer will be reimbursed for any sums paid within 8 days, without prejudice to any claims for damages.
The customer will not be entitled to any compensation in any form whatsoever.
